Millville Buildout
Early this year, PlanSmart NJ VP Noelle Reeve attended a meeting of the Planning Board in Millville to present the findings from our analysis of their zoning, supported by a grant from the Association of NJ Environmental Commissions (ANJEC). We used PlanSmart NJ’s Goal-Oriented Zoning computer model, GOZ®, to understand what impacts the current zoning of the City of Millville, Cumberland County, would have if all the vacant, unconstrained and unprotected land were built as zoned. The results were so startling to local officials that they decided to reconsider their zoning ordinance. We encouraged the town to consider the natural features they would like to protect and select the places that density would improve transit and other amenities on the ground.
This project was completed last year, one of a number of buildouts we have conducted around the state. We used our Goal- Oriented Zoning computer model, GOZ® to estimate the amount and impact of development that will result if all the vacant, unconstrained and unprotected land were built as zoned.
